Cancelled/ Denied Reviews

  • Out of the total loans rejected, a minimum of 10 % or a statistical random sampling that provides a 95 % confidence level with 2 % precision must be reviewed, concentrating on the following areas:
  • Ensuring that the reasons given for rejection were valid;
  • Ensuring that each rejection has the concurrence of an officer or senior staff person of the company, or a committee chaired by a senior staff person or officer;
  • Ensuring that the requirements of the Equal Credit Opportunity Act are met and documented in each file;
  • Ensuring that no Civil Rights violations are committed in rejection of applications; and where possible discrimination is noted, the mortgagee is expected to take immediate corrective action.

Early Pay Default Audit

In depth analysis for the entire loan file including Credit, Compliance and Collateral with analysis for the default, HUD requires all declines to be 2nd signed and all EPD to be reviewed by QC

Pre-Purchase Reviews

Full file credit and compliance review prior to the purchase of a set of loans by an investor, correspondent or MSR buyer. Non securitization.

Deal Agent

Deal Agent/Independent Review- Independent Review function directed and designed for the enforcement of Rep and Warranty breaches. The function is a requirement of the rating agencies on any type of rated deal (RPL, Prime, Non-QM). Most transactions leave the selection of the independent review to the Trustee or the Controlling Holder.
The duties include –

  • Identify breaches
  • Communication of a breach
  • Evaluation of the breach
  • Pursuit and enforcement of each breach

MSR (Credit + Compliance) reviews

When purchasing Mortgage Servicing Rights (MSR) on a flow or bulk basis, it is important to perform due diligence on all or a percentage of the files to determine the risk factors prior to boarding. Our review audits are designed based on the MSR loan types being purchased, and we have the expertise and flexibility to provide the right review for your MSR purchase needs.

Servicing Oversight/Servicing QC/CFPB Readiness audit

We ensure that our QC services represent the population of your portfolio and utilize statistical and random sampling in compliance with HUD, GSE Loan Quality Control and FHA requirements. Our servicing QC:

  • Re-verifies documentation; and reviews data integrity and escrow handling
  • Evaluates loans to ensure compliance with fair lending regulation and servicing guidelines
  • Confirms adherence to investor requirements and regulatory requirements
  • Reviews delinquent loans; loans in default; and loans in bankruptcy, foreclosure and loss mitigation status
  • Evaluates mortgage insurance premium payments for accuracy

Securitization Support and Reporting

Securitization Support and Reporting Once the population of loans has been identified for securitization, Vendor will flag the loans and prepare rating agency required reports. The servicing includes communication with rating agencies and Client to prepare the loans for securitization. Following commencement of Services, on each Friday thereafter (unless required more frequently in the Task Order), Vendor will provide the following securitization reports: Conditions Report, Loan Level Tape Compare Report, ASF Data Upload, Narrative Report, Valuations Summary, Waived Conditions Report, and ATR/QM Report (“Securitization Reports”).
